Orange County Coastal Market Report: August 2026

Closings through July 2026: Ladera Ranch rose 13.0 percent and San Juan Capistrano 12.9 percent, while Irvine and Newport Beach eased. Homes spent seven to eight weeks on the market on average.

Each month we publish the numbers behind coastal Orange County real estate: what homes sold for, how fast they moved, and where the leverage sits between buyers and sellers. The figures below reflect closings through July 2026 across the markets we serve, from Aliso Viejo condos to Newport Coast estates.

Where Prices Are Climbing

Setting Newport Coast aside, inland south county led the gains. Ladera Ranch rose 13.0 percent from a year ago to a $1.35M median, and San Juan Capistrano climbed 12.9 percent to $1.63M. San Clemente added 10.0 percent to $1.90M and moved fastest of the eleven markets, at 33 days on market. On the coast, Laguna Beach gained 8.9 percent to a $3.35M median.

Newport Coast shows a 114.0 percent jump to a $10.68M median, but read that one carefully: with only 12 new listings in July and fewer than 30 closings across the three-month window, one or two estate sales can swing the number sharply in either direction.

Where Buyers Have Room to Negotiate

Two markets repriced lower over the past year. Irvine eased 5.8 percent to a $1.56M median, and Newport Beach came down 4.6 percent to $4.38M, though its four ZIP codes split widely, from a 28 percent decline to a 32 percent gain. Corona del Mar held close to flat, up 1.4 percent at $3.95M, and Dana Point gained 3.1 percent to $2.00M.

Days on market show where the leverage sits. Homes across these eleven markets averaged about 52 days, or seven to eight weeks. The coast took longest: 87 days in Newport Coast, 71 in Corona del Mar, and 62 in Laguna Beach. The higher the price point, the more room there is to make a deal.

What It Means for Sellers

Priced correctly, homes are going under contract in about seven to eight weeks on average, and faster in south county: 33 days in San Clemente, 36 in Aliso Viejo, and 39 in Laguna Niguel. If you own in Ladera Ranch, San Juan Capistrano, or San Clemente, the past year added real equity. Coastal estate sellers need a sharper pricing strategy and more patience: Newport Coast averaged 87 days on market and Corona del Mar 71. What It Means for Buyers

Across the eleven markets in this report, 1,990 homes were active, with the deepest selection in Irvine (754 active listings), Newport Beach (257), and Laguna Beach (168). Irvine and Newport Beach, the two markets where prices eased, also carry the most inventory, which gives buyers there the most room to negotiate. Starting with this issue, the median sale price is Redfin’s closed-sale median on its own. Earlier issues averaged it with Realtor.com’s median asking price, which runs higher in most of these markets, so compare year-over-year changes rather than medians across issues.
