Beach Road Real Estate
Live listings, recent sales, and a local’s guide to Beach Road, from the brokers who work this coast every day.
Beach Road real estate in the Capistrano Beach area of Dana Point is a private, gated community, and the homes sit on the sand with direct beach access. Each lot runs to the mean high tide line, so owners hold the dry sand in front of their homes, subject to any recorded public access easement; the wet sand seaward of that line is State tideland, and the public may walk it. Capistrano Beach County Park sits at the north end, between the homes and Doheny State Beach. About Beach Road
Beach Road runs along the Capistrano Beach shoreline in the southern part of Dana Point. Capistrano Beach County Park lies upcoast, and Poche Beach, which the City of San Clemente hosts, lies downcoast. Behind the homes are the railroad tracks, the California Coastal Trail, Pacific Coast Highway and a coastal bluff. The California Coastal Commission describes the community as an established row of homes reached only through the private Beach Road.
The land was subdivided in the 1920s. According to the Capistrano Bay District, Edward Doheny Jr. subdivided the beachfront in 1928 and built four Mission Revival-style houses and the Beachcombers Club at the head of the new road.
The Capistrano Bay Community Services District was incorporated on December 31, 1959. The Coastal Commission describes it as a special tax-assessment district that owns and manages the road. Capistrano Beach joined the City of Dana Point in 1989, and the District finished renovating the entrance, guard house and parking area in 2011. The Commission counted 202 residential lots along Beach Road in 2024. The CRMLS facts above show the year built and lot sizes of the homes listed now or sold in the past 12 months.
Buying or Selling on Beach Road
Coastal rules shape any rebuild. Beach Road lots sit seaward of Pacific Coast Highway, the first public road, and the Coastal Commission has heard appeals of City approvals here. In the staff report for the Commission’s March 2026 hearing on a rebuild at 35697 Beach Road, staff recommended 15 special conditions. They included a mean high tide line survey at least every five years, a waiver of rights to future shoreline protective devices and a deed restriction that binds later owners. Ask for the permit history of any lot and of any seawall in front of it.
The same report says the entire Beach Road community is mapped as Zone VE on the FEMA flood map and falls in the City’s Floodplain Overlay District 3, where strict rules apply to new construction. Get flood insurance quotes early, and ask the District which assessments apply to the lot. The City of Dana Point posts storm status and permit news on its Beach Road updates page.
Who owns the beach in front of a Beach Road home?
Each private lot runs to the ambulatory mean high tide line, and State Lands Commission staff confirmed that the tidelands seaward of it are still held by the State. The Coastal Commission wrote in March 2026 that along Beach Road generally only the wet sand seaward of that line is available to the public, and that the public reaches the tidelands through a patchwork of lateral access easements. Easements vary by lot, so read the title report for any home you consider.
Is Beach Road a public street?
No. The Coastal Commission calls Beach Road a private road, and it notes that the road offers no vertical public beach access. The closest public entry points are Capistrano Beach County Park and Poche Beach. The City of Dana Point describes the area as a private community governed by the Capistrano Bay Community Services District.
Is the Beach Road community gated?
Yes. The entrance has a guard house, which the Capistrano Bay District renovated along with the entrance and parking area in 2011. The District owns and manages the road, and the Coastal Commission describes Beach Road as private and gated and notes that the homes are reached only through it.
