Contact UsFrequently Asked Questions About Orange County Open Houses
How current is the schedule on each city page?
Each page draws its list from the MLS feed, which listing agents update as they publish and cancel sessions, so the schedule changes through the week. Timing is set listing by listing rather than on any shared calendar, so treat the window printed on a card as the source of truth for that home. Plans can change, so confirm a session before you drive.
What is a broker preview, and can I go to one?
A broker preview is a session the listing agent holds for other agents, most often on a weekday morning, and it is not open to the public: buyers see those homes during the public open-house hours or through a showing with their own agent. The schedules on these city pages can include previews alongside public sessions, and cards do not always label the difference, so when a weekday time looks unclear, have your agent check the listing, or ask us and we will.
Do I have to sign a buyer representation agreement before walking into an open house?
Not to attend one on your own; a public session usually asks no more of you than the sign-in sheet at the door, though in gated communities some listings also want your name at the gate in advance. The signature requirement that took effect in August 2024 applies when an agent tours homes with a buyer: a written agreement must be in place first. If you already work with an agent, say so when you sign in. Our buyer representation guide explains the agreement itself.
Can I tour open houses in more than one city in a single afternoon?
Yes, and the coastal and inland groupings above are the practical way to plan it: neighboring cities within a group are generally a short drive apart, so an afternoon spent inside one group covers more homes than a route that crosses the county. Open the pages for the cities you want, then sequence the posted windows from earliest to latest. When two sessions conflict, ask us to arrange a private showing for the one you miss.
