Ask for the full monthly assessment picture, both the association dues and any Mello-Roos, because the amenity network here is funded through assessments and special taxes rather than by a city, and those figures belong in your math before an offer. And look at how the house meets the street. The plan borrowed from traditional neighborhood design, with porches set close to the sidewalk and garages tucked onto alleys in many tracts, and which arrangement a street uses changes how the home actually lives.
One structural note that surprises people. Ladera Ranch is not a city. It is an unincorporated census-designated place, so county government handles municipal services and a master association runs the parks, pools, and clubhouses. Nothing about that should worry a buyer, but it does explain why the assessment conversation matters more here than the property tax conversation alone.
