How to Tour Laguna Niguel Open Houses Well
Laguna Niguel is a master-planned city that is essentially built out, so almost everything you tour is a resale rather than new construction. Homes belong to named tracts, each with its own floor plans, association, and price history. That makes an open house afternoon unusually efficient here: two or three homes in different tracts will teach you more about how this city prices than any amount of scrolling.
Three things are worth doing on the day. Ask which tract the home sits in and what its association covers and costs, because that varies from one tract to the next. Check the view from the rooms you would actually use rather than from the deck, since on these hillsides the outlook from one street to the next can move a price by hundreds of thousands of dollars. And in a resale market, look closely at what has been updated and when, which is usually the difference between two homes with the same floor plan.

Should I tell the agent at the door that I have an agent?
Yes, and say it early. The person holding the house open works for the seller, not for you, so name your representation when you sign in. Having it on record keeps your side of any later negotiation clean.
Why do HOA dues differ so much between Laguna Niguel homes?
Because homes here belong to named tracts, and each tract has its own association. Two homes a few minutes apart can carry different dues and cover different things, and the guard-gated communities differ again from the condo tracts. Ask at every open house rather than assuming the last one applies.
Can I see homes that are not holding an open house?
