How to Tour Corona del Mar Open Houses Well
Start with the question that matters more here than almost anywhere on this coast: what is actually being sold. Because the original lots were platted long before coastal land carried its current value, the dominant pattern seaward of East Coast Highway became the front-and-back configuration, a home facing the street with a second dwelling behind it on the same lot. Those change hands as a duplex or as two separate condos, so two open houses on the same block can offer the whole lot or a single unit on it. Ask at the door which one it is before you compare anything to anything.
The highway is the other organizing line. Seaward of it sits the walkable village grid, a few blocks from the sand, where the front-and-back pattern and new custom construction share the same streets. Inland, the neighborhoods climb toward the ridge with larger lots and harbor and Catalina views. Corona del Mar is fully built out, so nobody is adding land or lots on either side, and essentially all new construction is a teardown and rebuild. What you are really choosing between is walkability and elevation.
Two more checks are worth making in person. Stand in the room where the view is claimed and look for yourself, because a genuine ocean view and a sliver between rooftops photograph almost identically and price nothing alike. And ask what is original and what has been rebuilt, since an untouched older home and a rebuilt one on the same street can trade hundreds of dollars apart per square foot.

Is an appointment needed to attend?
Not for a public open house. Arrive within the posted hours and expect a sign-in sheet inside the door. Do check that posted time first: a weekday morning slot in an MLS feed is usually a broker preview for agents rather than a public showing.
Should I say at the door that I am working with an agent?
Yes, and say it before you start talking about the property. Whoever greets you is representing the seller. Mentioning your own representation up front, or noting it on the sign-in sheet, keeps your position clear once price and terms come up.
What does front and back mean on a Corona del Mar listing?
It describes two dwellings on one lot, a street-facing home with a second unit behind it, a pattern the original village lot plan created. The two can be sold together as a duplex or separately as condos, so the same address can appear in very different forms. It is also why the market has real entry points a short walk from the beach. Confirm at every open house exactly which portion is for sale.
