Orange County Coastal Market Report: July 2026

Welcome to the Realatrends monthly market report. Each month we publish the numbers behind coastal Orange County real estate: what homes sold for, how fast they moved, and where the leverage sits between buyers and sellers. The figures below reflect June 2026 closings across the markets we serve, from Aliso Viejo condos to Newport Coast estates.

Where Prices Are Climbing

South county and the Laguna coast carried the market this quarter. Dana Point posted the strongest gain among the major markets, with the median sale price up 19.5 percent from a year ago to $2.22M. Laguna Beach climbed 16.5 percent to a $4.06M median, and San Juan Capistrano rose 14.5 percent while homes there changed hands in 34 days. San Clemente added 10.6 percent and moved fastest of all at 32 days on market, with Laguna Niguel close behind at +9.8 percent.

Newport Coast shows a 65.3 percent jump to a $7.63M median, but read that one carefully: with only a dozen new listings and a handful of closings each month, one or two estate sales can swing the number sharply in either direction.

Where Buyers Have Room to Negotiate

Several premium markets repriced over the past year. Newport Beach medians came down 9.5 percent, Corona del Mar 8.1 percent, and Irvine 6.0 percent. Aliso Viejo, the most attainable market we track at an $873K median, eased 3.2 percent.

Days on market tell the same story from a different angle. Inland and south county homes are selling in about five weeks or less: 32 days in San Clemente, 34 in San Juan Capistrano, 35 in Aliso Viejo. On the oceanfront side, closings take longer, with Corona del Mar averaging 71 days and Newport Coast 90. The higher the price point, the more room there is to make a deal.

What It Means for Sellers

Priced correctly, homes are still moving in about five to six weeks across most of these markets. If you own in Dana Point, Laguna Beach, or San Juan Capistrano, the past year added real equity and demand is meeting asking prices. Coastal estate sellers need a sharper pricing strategy and more patience: Corona del Mar averaged 71 days on market and Newport Coast 90. What It Means for Buyers

Close to 2,000 homes were active across the eleven coastal and south county markets in this report, with the deepest selection in Irvine (727 active listings), Newport Beach (268), and Laguna Beach (156). The markets where prices softened are the same ones with the most negotiating room, which makes this a real window for buyers who have been waiting on the premium coast.
