Selling a Home in San Clemente

What San Clemente sellers face now: prices, pace and sale-to-list from the MLS, how homes are priced, and the disclosures and costs of selling.

The San Clemente Market Sellers Face Now

In the 12 months to October 30, 2026, 630 San Clemente homes sold at a median price of $1,797,000, up 4.8 percent on the 12 months before. The typical home went under contract in 14 days, faster than the 21 days a year earlier, and sold at 98.2 percent of its original list price; 25 percent sold above it, and 37 percent of buyers paid cash. On October 30, 2026 there were 173 homes listed, 127 of them active, about 2.4 months of supply. Well-priced homes in San Clemente sell quickly: a median 14 days to contract, against 18 for the county, and a quarter sold above their original list price.

Single-family homes sold for a median $1,989,000 and condos and townhomes for $1,099,000, at a median $810 a square foot overall. ZIP code 92672, the coastal side of the city from North Beach to Cyprus Shore, recorded 344 sales at a median $1,800,000, and 92673, which takes in Talega and Forster Ranch, 285 at $1,775,000. The month-by-month record is on the San Clemente housing market page.

How San Clemente Homes Are Priced

San Clemente sells two kinds of homes. Near the coast, in Southwest San Clemente, the Pier Bowl and North Beach, price follows the walk to the sand, the ocean view and the lot; gated Cyprus Shore listings asked a median $9,725,000 on October 30, 2026. In the hill communities such as Talega, Forster Ranch and Rancho San Clemente, much of the housing was built tract by tract, so a recent sale of the same floor plan is usually the closest comparison, and condition and upgrades separate one sale from the next.

We price from closed sales, not from the highest listing nearby. Each community page lists its recent closings, and a free home valuation gives you a starting figure.

What San Clemente Buyers Will Ask About

Hazard zones. California sellers disclose state fire, FEMA flood and seismic hazard zones. Of the homes for sale in San Clemente on October 30, 2026, our city page counted 60 of 181 in a Very High Fire Hazard Severity Zone, none inside FEMA’s Special Flood Hazard Area and 73 in an earthquake-induced landslide zone, mostly in the hills and canyons. Order the natural hazard disclosure report before you list, and share your insurance policy and premium with buyers early.

Associations and special taxes. Many homes in the master-planned communities pay association dues, and some pay a Mello-Roos special tax, levied through a community facilities district, on the property tax bill. Gather the governing documents, budgets and your tax bill before you list; our guide to Mello-Roos and HOAs in Orange County explains what buyers will read.

The Costs of Selling in San Clemente

By local custom the seller pays Orange County’s documentary transfer tax, $0.55 per $500 of value, or $1.10 per $1,000: about $1,977 on a $1,797,000 sale. Any city transfer tax adds nothing on top of the county rate. The larger items are your loan payoff and the commission you negotiate, plus escrow, title insurance, the natural hazard report and any association transfer and document fees. Our seller net proceeds calculator estimates what you keep.

Frequently Asked Questions About Selling a Home in San Clemente

How long does it take to sell a home in San Clemente?

In the 12 months to October 30, 2026, the typical San Clemente home went under contract in 14 days. Escrow usually takes 30 to 45 days for a financed sale and two to three weeks for cash, so plan on six to nine weeks from listing to closing for a well-priced financed sale.

Do San Clemente homes sell above asking price?

About a quarter do. In the 12 months to October 30, 2026, 25 percent sold above their original list price, and the median sale came in at 98.2 percent of it.

Do I have to disclose a Mello-Roos tax?

Yes. If your home is in a Mello-Roos community facilities district, California law requires you to make a good-faith effort to get the district’s notice of the special tax and give it to the buyer. Your property tax bill shows whether a special tax applies.

How much is the transfer tax when you sell in San Clemente?

The Orange County documentary transfer tax is $1.10 per $1,000 of value, which the seller pays by local custom. Any city transfer tax adds nothing on top of the county rate.
